At
the beginning of the project, we conducted interviews with personnel
from each of
their more than twenty departments to determine their specific needs. We were
then able to create the Architectural Strategic Plan, which was
used as a reference throughout the
design process, from the onset of the space plan through the design and conceptualization
of the space and into construction. This ensured that the office space delivered
met the future needs of the enterprise, its entities, and its people. Since
furniture was an important issue for ANA, OTJ arranged for four
different furniture vendors to create complete
office furniture mock-ups for the staff to “test-drive.” OTJ
navigated the complex permit process for this office, which, as
the first space being built-out in the new building
was the “acid test” for the base building. The project
was designed for three floors of 8515 Georgia Avenue, the new Foulger-Pratt/Peterson
office complex. OTJ applied for and gained approval
for a modification to the base building core & shell permit, to allow our client
to begin construction within their schedule requirements, thereby
avoiding double rent. After we filed for the modification to the
base building to accommodate our client ANA, OTJ Architects and WDG
Architects met with Montgomery County together as a unified team.
It was with this spirit of collaboration, that the modification to
the base building came about in a timely manner, allowing the construction
for ANA to continue on schedule.
